Trainz Railroad Simulator 2022 is a railway simulation built around two complementary pursuits: operating trains and creating the routes they travel. Players can drive on pre-built routes and sessions in either simple or realistic cab mode, or use the Surveyor route editor to build offline. That combination makes the game as much a railroad-building sandbox as a train-driving simulator.

Surveyor 2.0 supports selecting and editing multiple objects, terrain, and ground textures together, while movable palettes organize asset lists, layers, and editing controls. Scrapbooks let creators save a section of a route for reuse elsewhere. The game also offers Multiplayer Surveyor, where friends can build and drive in an online world they can edit together, alongside its single-player and co-op options.
Its broad vehicle and route collections further frame it as a customizable simulation, with additional content available through the Download Station and in-game Content Store. The appeal is not just driving a locomotive, but shaping the railroad and choosing how to operate within it.
